What this escrow shortage calculator measures
Regulation X requires the aggregate method for covered mortgage escrow analyses. A 12-month trial running balance considers base deposits of one-twelfth of anticipated annual expenses and the month each expense is paid. The permitted cushion generally cannot exceed one-sixth of annual disbursements (two monthly base deposits), and lower limits may apply.
Shortage, surplus, and deficiency are different
- Shortage: available escrow funds fall short of the target balance calculated by the analysis.
- Surplus: the account has more than the target balance.
- Deficiency: the escrow account balance is negative. This tool reports any negative opening balance separately from the amount required to reach the projected target.
How the tool handles expenses
Monthly projected base deposits are added before the month's listed disbursements. The calculator determines the minimum projected month-end trial balance, derives an illustrative target opening balance sufficient to protect the chosen cushion, and compares it to the entered actual opening balance. Your real servicer's payment posting dates and method may require adjustment.
Important: The example 12-month installment amount shown for a gap is not a declaration of what a servicer may legally demand. Surplus refunds and shortage/deficiency collection schedules depend on 12 CFR 1024.17(f), current payment status, and the amount involved.
