How the calculation works

A level-payment amortizing loan uses the same scheduled payment each period. The interest portion is largest at the beginning because the balance is highest.

As principal declines, less of each payment goes to interest and more goes to principal.

Changing payment frequency changes both the periodic rate and number of payments, so compare total interest as well as the payment amount.

Frequently asked questions

Does the payment include taxes and insurance?

No. It includes principal and interest only unless those costs are part of the loan balance.

Why is the final payment slightly different?

Rounding to cents can leave a small final balance, so the last payment is adjusted to reach $0.00.

Can I use a zero-percent rate?

Yes. At 0%, the payment is simply principal divided by the number of payments.
