Month-based by design

This product intentionally stays simple. It plans mortgage payoff by month, not by exact day. It does not attempt to reproduce a mortgage servicer's daily-interest payoff quote, escrow accounting, taxes, insurance, fees, or other servicer-specific rules.

For an exact payoff amount through a specific date, request a payoff statement from your mortgage servicer. For professional loan schedules with irregular dates, changing rates, and more advanced calculation methods, use Amortization Pro.

Evaluation, purchase, and registration

Try the Windows program before buying. The first five payoff calculations can use the full mortgage balance you enter. After the evaluation uses are complete, the unregistered version limits the mortgage balance to $60,000.

Registration uses the same Power of Interest one-time installation passcode approach as Amortization Pro. Registration removes the evaluation balance restriction.

Is Mortgage Payoff Calculator a subscription?

No. It is a $25 one-time Windows software purchase.

Does the monthly payment include taxes and insurance?

No. Enter the principal-and-interest portion of your monthly mortgage payment. Taxes, insurance, escrow, fees, and other charges are not included in the payoff estimate.

Can I pay a different extra amount in one month?

Yes. In the payment schedule, change the Extra amount for that payment month. The remaining balances and payoff results are recalculated.

Can I enter a payment between monthly payment dates?

No. The program is intentionally month-based to stay simple for consumer payoff planning. Use Amortization Pro for more advanced dated-payment calculations.

Is the payoff month an official payoff quote?

No. It is a planning estimate. Contact your mortgage servicer for the exact amount needed to pay off the loan on a specific date.
